Abhinav Estate Agency

Our office, Abhinav Estate Agency, is tucked away in the B Wing of Royal S, over in Andheri West. We are in Office No 402. It’s right behind where Fame Adlabs used to be, or where people still call it that anyway. The Pydhonie Mandvi area is always moving. You have to navigate through a lot of people to get to us. We’ve been operating out of this space for a while now. It’s not a huge place, just enough room for the desks and some files. We mostly deal with properties around Andheri. It’s a mix of everything—old apartments, some newer commercial spaces, and small shops. Dealing with real estate in Mumbai is always a bit of a headache with all the paperwork, but we handle it. Sometimes the lift in the building is slow, so we take the stairs. It keeps us moving. We don't have a big marketing team or anything like that. People usually find us through word of mouth or just seeing our name on the directory downstairs. We talk to landlords, negotiate rents, and try to make sure the agreements are clear. It's a lot of phone calls. My phone battery rarely lasts until the evening. We just try to be helpful to whoever walks through the door. The window in the office gives a decent view of the street below, which is nice when things get stressful. We aren't out to change the world, just trying to find people good places to live.
